Cancellation Policies

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

No Visa No Pay

Applicants may cancel under the No Visa No Pay policy, subject to the provider's eligibility criteria and submission of the required supporting documentation. The holding/reservation fee is not refunded.

Other cancellation policies

Reservations may be cancelled until the agreement is signed; any fees already paid for the reservation are non-refundable. If the agreement has been signed, cancellation is governed by the terms of the agreement. Cancellation notice must be provided in writing; verbal cancellation is not accepted. Smoking

Smoking is not permitted inside the building. Smoking is allowed only outside in designated areas, where permitted by property rules and local regulations.

Guest policy

Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the Amber team while enquiring with us, and we can suggest you accordingly.

Student eligibility

This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.

Payment and Fees

Booking Deposit

The reservation is charged at one week's rate and is payable by debit or credit card. The reservation fee is credited towards the first installment. The booking is complete once the agreement is signed and full payment is received. Booking monies are due seven days before the start date, unless otherwise agreed. Suite payment and utilities may be calculated proportionally depending on the start date.

Security Deposit

A deposit equivalent to five weeks' rent is required. The deposit is held with the Deposit Protection Service (DPS).

Pay In Instalment

The available payment options are full payment, quarterly payment, and monthly payment.

Mode Of Payment

Bank Transfer Debit or Credit Card Payments are accepted.

Guarantor Requirement

A guarantor is required for applicants choosing an installment payment plan, where applicable. Domestic, international, and third-party guarantors are accepted. The guarantor must have a minimum income equivalent to 2.5× the annual rent.

Are the suites furnished?

Yes! They’ve furnished each suite to a high specification. You just need to bring your personal belongings, and you’ll feel right at home. Here is what you will find in your suite; bed, desk, chair, fitted wardrobes, curtains, or blinds and decorative artwork. The kitchenettes have a fridge-freezer, microwave, kettle, crockery, and cutlery.

Is there management on site?

Absolutely. Your General Manager and Stayer Relations Manager will be onsite Monday to Friday, 10am – 6pm.
